In the world of real estate, there are various terminologies used to describe the size and dimensions of a property. Three commonly used terms are super built-up area, built-up area, and carpet area. These terms play a crucial role in determining the actual space you will get when buying or renting a property. Understanding the differences between these areas is essential for making informed decisions. In this article, we will explore the disparities between super built-up area, built-up area, and carpet area to help you navigate the world of online real estate websites.
Carpet Area
The carpet area of a property refers to the actual usable area within the walls of the property. It is the space where you can place a carpet, hence the name. Carpet area includes the area occupied by rooms, living spaces, kitchen, bathrooms, and balconies. It is the most important measure when it comes to evaluating the actual living space you will have in a property. Carpet area is not affected by common areas, external walls, or other shared spaces.
Built-Up Area
The built-up area includes the carpet area plus the area occupied by the walls of the property. It encompasses the space enclosed by the outer walls of the property, including interior and exterior walls. Built-up area also includes common areas such as lobbies, staircases, and corridors. In simple terms, the built-up area is the total area that you "build upon" when constructing a property. It is important to note that the built-up area does not consider other common spaces like lifts, gymnasiums, or parking areas.
Super Built-Up Area
The super built-up area is the sum of the built-up area and a proportionate share of common areas. It includes all the built-up area components as well as additional areas that are shared among multiple units in a building. These common areas typically consist of hallways, staircases, elevators, utility rooms, and amenities like swimming pools, gardens, and clubhouses. The super built-up area is also known as the saleable area or the built-up area plus common area ratio.
Understanding the Significance
It is important to understand the distinction between these areas as they directly impact the pricing of a property and the space available for your use. Here's why:
a) Pricing: Developers typically price properties based on the super built-up area. This means that when you see the price of a property on an online real estate website, it is often based on the super built-up area. However, it's crucial to consider the carpet area as it represents the actual space you will have for your day-to-day living.
b) Utilizable Space: The carpet area is the true measure of the usable space within a property. If you prioritize a spacious interior, focusing on the carpet area will give you a better understanding of the living space available to you.
c) Common Area Amenities: The super built-up area includes the proportionate share of common areas and amenities. If you value additional facilities such as a gym, clubhouse, or swimming pool, the super built-up area will give you an idea of the total package you'll be getting.
When browsing online real estate websites, it's essential to understand the distinctions between super built-up area, built-up area, and carpet area. The carpet area represents the actual space you can utilize, while the built-up area includes the space within the walls. The super built-up area encompasses the built-up area along with shared common areas. By considering all these factors, you can make an informed decision about the property that best suits your needs and preferences.
